In 2011 PHF began offering high yield Equity Investments on distressed assets to our more aggressive Investors.

Why should we turn away good deals if we can pair the borrower with an aggressive investor that is already out looking for deals?

In 2014 we have formed our Construction Joint Venture Program to capitalize on the movement from flipping to small infill residential construction. The twist is that the Capital Investor is the owner with no leverage and a high minimum yield, plus upside, and the Developer/Contractor enjoys less risk with our program than with a loan or normal equity participant.
